Fire Safety Compliance

Quin Projects was appointed by the Owners Corporation to deliver comprehensive fire safety compliance works in response to a Fire Safety Order issued by the local council. The scope of works was designed to ensure the residential property meets the latest standards and performance requirements of the National Construction Code (NCC). Scope of Works Included: Passive Fire Protection: Installation of fire collars and wraps, fire dampers and fire-rated plasterboard systems, application of vermiculite boards and intumescent sealants, use of specialist fire-stopping products to protect penetrations through fire-resisting walls and floors. Active Fire Protection Upgrades: Upgrades to sprinkler systems, hydrants, and fire booster assemblies, replacement and certification of existing fire alarm systems, installation of building occupant warning systems. Egress & Safety Improvements: Installation of fire-rated doors to units and stairwells, emergency lighting and exit signage to comply with current standards, certification of electrical systems as part of the fire safety strategy, smoke control improvements, including sealing and containment. Access and Fall Protection: Upgrades to balustrades and handrails, installation of non-slip stair treads for improved safety. The works were carried out with minimal disruption to residents, and all installations and upgrades were completed in accordance with applicable codes, standards, and council directives.

Glass Balustrade Replacement

Quin Projects was engaged to undertake the replacement of damaged glass balustrades at the residential property located at 2 Nagurra Place, Rozelle. The scope of work involved the safe removal of shattered toughened glass panels that were housed within existing aluminium frames. This process required a high level of care and adherence to strict safety protocols to ensure the protection of both workers and the surrounding environment. Once the damaged glass was carefully extracted, new toughened glass panels were installed into freshly fabricated aluminium frames. The installation was carried out systematically by a skilled team, ensuring a high-quality finish and full compliance with relevant building and safety standards.

Concrete Crack Injection

Quin Projects were engaged by the Owners Corporation (SP 86764) to undertake remedial works at the mixed-use residential and commercial property located at 201–207 Barker Street, Randwick. As part of the scope, concrete crack injection repairs were carried out in the basement structures. This process was used to fill and seal cracks in the concrete, restoring the structural integrity of the affected areas, temporarily halting active water ingress, and helping prevent further deterioration. Additional remedial works were also performed as part of the project to ensure the longevity and safety of the building infrastructure.

The scope of work addressed several issues, including the failure of an aging membrane, moisture damage, and the need to ensure compliance with current building standards and regulations. Quin Projects was responsible for removing and replacing the rooftop waterproof membrane. This involved the careful removal of the existing membrane, thorough surface preparation, and the installation of a new waterproofing system. These works were essential to resolve existing leaks and failures in the original membrane and to ensure a durable watertight solution. In addition to the waterproofing works, Quin Projects undertook further remedial tasks to enhance the building's longevity and safety. This included the removal of rooftop planter boxes and the installation of new recreational facilities, such as seating and benches, for residents to enjoy.

The project involved the comprehensive enhancement of the building's façade, including high-quality painting and rendering works, aimed at transforming the exterior into a more contemporary and architecturally distinctive presence. These improvements are designed to elevate the aesthetic appeal and visual identity of this award-winning property, situated in the prestigious Eastern Suburbs of Sydney. The upgraded façade will not only complement the building's existing architectural merits but also align it with modern design standards, contributing to both its street appeal and long-term value. Bollard Replacement

Quin Projects was engaged by the committee to deliver a comprehensive scope of remedial works, including the removal and replacement of corroded, damaged, and obsolete bollards throughout the hotel precinct and shared access driveway. Our scope also included the rectification of spalled and uneven concrete surfaces, involving grinding, patching, and re-levelling works to address trip hazards and structural deterioration within the driveway and designated loading areas. In addition, we were tasked with the reinstatement of line marking for traffic lanes, allocated parking bays, and loading zones along the full length of the wharf. These works necessitated temporary traffic management measures, including lane closures, to ensure the safety and access of residents and hotel guests throughout the construction period.

Water Ingress Remediation

Quin Projects was contracted to carry out comprehensive remedial works at the property located at 'The London' 156 Pacific Highway, North Sydney. The primary objective of the engagement was to identify and rectify a water ingress issue affecting the roof of the unit below. The scope also included upgrades to the rooftop balustrading system for improved safety and aesthetics. Scope of Works: Pebble Removal: Complete removal of all rooftop pebbles to allow full access to the waterproofing membrane and facilitate thorough inspection for potential sources of leakage. Leak Investigation: Detailed investigation to identify the root cause and exact location of the water ingress into the unit located directly below the rooftop area. Waterproofing Remediation: Removal and disposal of the existing, deteriorated waterproof membrane. Installation of a new, high-performance waterproofing membrane system to ensure long-term protection against water intrusion. Balustrade Demolition and Replacement: Dismantling and removal of outdated balustrades from the rooftop perimeter. Supply and installation of a modern, toughened glass gate and balustrade system, designed to meet current safety standards while enhancing the visual appeal of the rooftop area.

In addition, the project required the design and construction of substantial retaining walls to address site level changes and ensure long term structural integrity. Boarding House Construction

Quin Projects was engaged as the principal contractor for the end-to-end delivery of a boarding house comprising 13 self-contained studio apartments. This project presented several logistical and technical challenges that required a high level of planning and execution. The site was located at the entrance of the M1 freeway, a key arterial route leading into the Sydney CBD and the Harbour Bridge, which significantly limited access and required strategic coordination to manage traffic, deliveries, and site logistics efficiently. Further complexity arose due to the narrow frontage of the property, which constrained movement of personnel, equipment, and materials throughout the construction process. Detailed staging and careful sequencing of works were essential to maintaining workflow continuity without compromising safety or program timelines. In addition to the site's access restrictions, the development was situated adjacent to a heritage-listed building. This proximity necessitated stringent compliance with heritage preservation requirements. Extra care was taken during both the demolition and construction phases to protect the structural integrity and aesthetic value of the adjoining heritage structure. Notably, the shared boundary wall of the heritage building formed part of the new construction footprint, requiring precise engineering and construction methodologies to ensure stability, compliance, and longevity. Despite the challenges, Quin Projects successfully delivered the project to a high standard, demonstrating our capability to manage complex urban construction environments with precision and care.
