Concrete Crack Injection in Randwick: Why the Basement Was Letting Water In

Project Overview
Basement cracks in a mixed-use building don't stay dry for long. At 201–207 Barker Street, Randwick, the Owners Corporation had active water ingress coming through the basement structure. It wasn't a surface issue, the cracks had opened up in the concrete and water was getting in every time it rained. Left alone, that kind of deterioration compounds. The longer it runs, the more it costs to fix.
Concrete Crack Injection
We were engaged by the Owners Corporation to carry out concrete crack injection repairs throughout the basement. The process involves drilling ports into the cracked concrete, then injecting specialist resin under pressure to fill and seal the crack from the inside out. Six weeks on site, 12 specialists. Once the injection cures, the crack is sealed, water ingress stops, and the structural integrity of the concrete is restored. Additional remedial works were carried out across the building as part of the same scope.
Why Basements in Randwick Get This Problem
Randwick sits on sandstone and clay. When the ground moves, and it does, especially after dry summers followed by heavy rain, basement walls and slabs crack. Buildings along Barker Street and the surrounding streets are mostly strata residential and mixed-use, built from the 1960s through to the 1990s. The waterproofing on those basements has had decades of ground movement to work against. By the time water is visibly getting in, the crack has usually been there for a long time.
What Happens If You Leave It
Water sitting in a basement crack doesn't stop. It widens the crack, it gets into the reinforcing steel, and eventually you've got concrete cancer to deal with on top of the water ingress. The injection repair is a fraction of the cost of what comes next if it's ignored. Most Owners Corporations who call us about basement cracks have already been watching it for longer than they should have.
