Waterproofing Remediation in Bondi Junction: What We Found on the Roof at Oxford Street

Project Overview
A failed rooftop membrane on a mixed-use building doesn't announce itself quietly. By the time the Owners Corporation at 310–330 Oxford Street called us in, the original membrane had aged past the point of repair, moisture had worked its way into the structure, and the building needed a proper fix, not a patch. Eight months and 18 specialists later, the roof was watertight, the rooftop was refurbished, and the building was back to where it should be.
Waterproofing Remediation
We were engaged by the Owners Corporation to carry out the full remediation scope. The existing rooftop waterproof membrane was completely removed, carefully, with full surface preparation before anything new went down. A new waterproofing system was installed across the entire roof, resolving the active leaks and failed sections of the original membrane. The moisture damage that had built up underneath was treated as part of the same scope. Alongside the waterproofing, the rooftop planter boxes were removed and new recreational facilities were installed, seating and benches for residents, bringing a neglected rooftop space back into use.
Why Rooftop Waterproofing Fails on Older Oxford Street Buildings
310–330 Oxford Street is a large mixed-use property in one of Bondi Junction's most active precincts. Rooftop membranes on buildings this size have a finite life, and when they go, they don't go quietly, water finds every path through the structure it can. The membrane here had been deteriorating for long enough that moisture had tracked into areas beyond the roof itself. The full extent of the damage only becomes clear once the existing membrane is stripped back. That's what happened here, and the scope was adjusted accordingly.
Working on a Rooftop with Residents Below
The building was occupied throughout. Residents live directly below the rooftop works, noise, dust, and water management during the membrane removal all had to be handled carefully. Access to the roof ran through common areas. Every stage was communicated to the building manager before it started, and the site was left clean and secure at the end of each day. Eight months is a long time to run works above people's homes. How the site is managed matters as much as the work itself.
