Water Ingress Remediation in North Sydney: Rooftop Pebble Removal and Why the Source of a Leak Matters

North Sydney's commercial and residential buildings take a beating from weather. A north-facing rooftop with an aging membrane and deteriorated balustrades is exactly the kind of combination that leads to water ingress working its way through the structure undetected, until it can't be ignored. At The London, 156 Pacific Highway, the source of the leak had already been missed once. Finding it properly was the first task.

We were engaged to carry out full water ingress remediation at this North Sydney property. Six weeks on site, 10 specialists. The rooftop pebble layer was completely removed to expose the waterproofing membrane underneath, the only way to properly inspect for the source of leakage. A thorough investigation identified the exact location of the ingress. The deteriorated membrane was removed, a high-performance waterproofing system was installed in its place, and the rooftop was reinstated. Alongside the waterproofing works, the outdated balustrades were dismantled and removed, and a modern toughened glass gate and balustrade system was installed, bringing the rooftop up to current safety standards.
Why Rooftop Pebble Removal Matters for Leak Investigation
You can't find a rooftop leak without seeing the membrane. Pebble ballast covers the surface completely, inspecting above it tells you nothing useful. Removing it is time-consuming, but it's the only way to trace a leak to its actual source rather than guessing and patching. On this job, removing the pebble layer revealed the exact location of the membrane failure. Patch repairs on a membrane you can't fully see rarely hold.
Balustrade Replacement as Part of the Same Scope
The existing balustrades were outdated and no longer compliant with current safety standards. Replacing them at the same time as the waterproofing works made sense, the rooftop was already cleared and the access was in place. A new toughened glass balustrade and gate system was installed, meeting NCC requirements. Doing both scopes together saved the building the cost of remobilising for a second job.
