Facade Upgrade & Rooftop Waterproofing in Bondi Beach

Buildings age fast this close to the water. Salt comes off the beach, settles on the render, and works its way into the concrete underneath. Owners around Campbell Parade and Hall Street usually spot it the same three ways: rust stains bleeding through the paint, cracks opening up, and a damp patch on a top-floor ceiling after heavy rain. This block had all three.

Facade Upgrade

We prepared the full exterior, cut out the damaged sections, repaired them, and coated everything with a protective system made for coastal conditions. Paint on its own fixes nothing. Coat over spalling concrete and it comes back through within a season or two.

Rooftop Waterproofing

The roof was stripped right back. Failed membrane out, wet screed out, down to bare slab. We ground and repaired the concrete, then laid a fresh screed to falls so water runs to the drains instead of sitting in puddles. A new high-performance membrane went on top to AS 4654.2, with proper detailing at every upturn, penetration and drain.

Concrete Repair and Crack Remediation

Cracks were cut out and filled before anything covered them. Where the steel had started rusting, it was treated first. Skip that and a new membrane just hides the problem for a couple of years.

Working on an Occupied Building

Twenty-five of us on site for five months, and every resident stayed put. That takes real planning. We worked with the strata committee and their consultant, gave notice ahead of noisy work, and kept access clear. Ask any builder how they run occupied strata jobs before you sign.
